The Cost of Apartments in Budapest Has Grown Significantly

In January 2022, sellers asked for more than one million Hungarian forints (€2,800) per square meter, which became a historical record.
What happened? As reported by the Hungarian Forbes, the average price per square meter of an apartment in Budapest for the first time exceeded the mark of one million Hungarian forints (€2,800) in January 2022. That is 17% more than a year earlier and is a historical record.
The selection, based on more than 15,000 ads, describes the situation of the new housing market and prices in the capital and county centers of Hungary.
Construction. Due to rising prices, construction activity is expected to rise. In just 11 months of 2021, more than 27,000 housing permits were issued, which is 20% more than in the whole of 2020. The increase is mainly due to the re-introduction of a reduced VAT rate on housing construction in 2021.
The districts of Budapest. According to Ingatlan.com, only 11 districts of Budapest have an average price per square meter lower than €2,800. In addition, compared to 2021, new buildings have risen in price in all districts of the capital without exception. The three most expensive districts are I, II, and XII, where the average price ranges from €5,000 to €5,400 per sq.m. The most affordable districts are XIX, XX, and XXI, where the price per square meter is about €1,700-2,200. The largest supply is observed in the III, XI, and XIII districts, but even here the price increase is significant - from 20% to 32%.
The regional capitals. Among the county capitals, the most expensive was Debrecen with an average price per sq.m of €2,230. It is followed by Veszprem and Szeged with an average cost of €2,200 and €2,100, respectively. Kaposhvar and Bekeschaba had average prices of €1,250 and €1,500 respectively, which is less compared to last year. Nyiredhaza is also among the cheapest cities, although the price of €1,400 per sq.m represents an increase of more than 20% year on year.
