According to a study by the Idealista portal, in the second quarter, the gross profitability of buying a home in Italy for renting it out was 7.9% per annum. This is slightly less than in the first quarter of the year (8%).
Rating:
The shops. They remain the most profitable assets, yielding a gross rental yield of 12% per annum compared to 11.6% a year ago.
Offices. They offer a yield of 9% per annum (8.7% a year ago).
Housing. As already mentioned above, the yield is 7.9% per annum.
Garages. The rental yield is 7.2%, which is higher than 6.9% in June 2021.
Regions. In terms of housing profitability, Ragusa is the most profitable among the Italian capitals with 10.2% per annum. This is followed by Biella (9.1%) and Syracuse (9.4%). On the other hand, Siena (4.3%), Venice (4.4%) and Salerno (4.6%) are the least profitable markets. In Milan, profitability drops to 5% (compared to 5.4% in the second quarter of 2021), in Rome to 5.5% (a year ago it was 5.8%).
