According to RE/MAX, there was a huge demand for older and cheaper houses ideal for immediate repair and use by renting (short-term or long-term) or even reselling at a much higher price in the Greek real estate market last year.
Details. According to the data on transactions carried out through the RE/MAX Greece network, it was the real estate that could offer capital gains that aroused consumer interest.
RE/MAX found that six out of 10 buyers chose homes over the age of 20 at affordable prices to get capital gains in the future. Newly built homes under the age of five accounted for only 8% of transactions, although this is still more than in 2020 when this figure was 3%.
Real estate aged 11 to 15 years attracted the attention of 11% of buyers, and real estate aged 6 to 10 years — only 6%.
Regions. In Attica, the phenomenon of the superiority of old houses was more dominant than anywhere else. As many as 76% of homes sold in 2021 were over 20 years old, and those built in the last five years accounted for only 2% of transactions.
Transactions in Thessaloniki showed that two age groups of real estate are distinguished: in the first place were objects older than 20 years with 70%, and in the second place were objects built from 11 to 15 years ago, with 11%. The share of new buildings was 6% - slightly higher than in 2020 (5%).
Residential buildings take up almost three-quarters (74%) of transactions (apartments or mansions), land plots and commercial real estate – 18% and 8%, respectively.
In Attica, 81% of sales are for apartments/houses, land accounts for 10%, and commercial real estate accounts for 9% of sales. In Thessaloniki, 84% of sales were for apartments/houses, 7% for land plots, and 9% for commercial real estate. In the rest of Greece, 68% of sales were for apartments/houses, 26% for land plots or agricultural land, and only 6% for commercial real estate.
