The Pandemic Has Led to a Rise in House Prices in Sardinia

The Italian island has become a real magnet for those who want to escape from the ubiquitous coronavirus.
The pandemic has driven up prices in the already exclusive coastal areas of northern Sardinia – the second largest island in the Mediterranean after Sicily. According to Daniela Ciboddo, the Licensing Partner of the Engel&Volkers office in Porto Cervo, although the area has long been a magnet for investors, it became even more attractive when coronavirus devastated mainland Italy, The New York Times reported.
As Daniela has said, the lifestyle is isolated from the rest of Italy, and it has protected the population from the virus for a very long time. The pandemic reached the island much later than the rest of the peninsula.
Diletta Giorgiolo, the Head of Sales at Sotheby's International Realty Italy, noted that the pandemic has increased the specific desire of most people to take refuge in a healthy and quiet place where they can simultaneously feel safe and free.

According to a report by the Costa Smeralda Consortium based on property values for 2020, the maximum house prices on the Costa Smeralda have increased by about 12% in the face of the pandemic, to €14,500 per sq. m. This sets the region apart from other popular tourist destinations in Italy, such as Santa Margherita Ligure, Capri and Forte dei Marmi, where prices have declined over the same period.
According to Giorgiolo, prices start at €5 million for a villa of almost 300 sq.m, while the cost of a house on the waterfront can soar to more than €50 million. The cost of villas in need of renovation usually starts from €1 million, although the price depends on many factors.
The average selling price of a home in Sardinia has remained constant over the past two years. But in May 2021, it fell by 2% year-on-year, to €1,490 per sq.m, according to the portal Idealista.
According to realtors, 60% of all buyers of local real estate are Italians themselves. Most foreign buyers come from Europe, especially from Germany, Norway, Sweden and France. Approximately 10% are Americans, Russians, and representatives of the Middle East.
