The Price of Luxury Realty in Lisbon Grew Twice in 10 Years

This growth is much higher than in other European cities. The Portuguese capital is only surpassed by Berlin, where prices jumped 127% over the same period of time.
Savills has published a report on the luxury residential real estate market in Lisbon as of August 2020. It says that from 2014 to 2019, the Portuguese capital experienced an exceptional upturn in the housing sector. A strong economy, growing touristic traffic and a policy to attract foreign investors have fueled the activity of developers and supported the increase in prices.
As a result, from 2014 to 2016, Lisbon saw a surge in construction activity, mainly centered around renovation projects in the historic center. Fewer buildings are available for renovation now, and the pace of construction has slowed since, but still continues to outpace national figures.
From 2010 to 2020, prices for luxury real estate in Lisbon increased by 98%. Thus Lisbon came in second place among all European cities in terms of price growth, losing only to Berlin (+127%). In comparison with other capitals, properties in Lisbon have a good value for money. A square meter costs €8,400, which is 80% lower than in Hong Kong, 65% lower than in new York and 50% lower than in London.

The most expensive area of Lisbon is Santo Antonio, where the average cost per square meter of luxury real estate is €11,200. Next comes Misericordia with an indicator of €11,000.
Lisbon accounts for the majority of transactions with foreigners who apply for a residence permit through investment in properties worth €500,000 and more. Since 2012, Portugal has granted 8,389 "golden visas". The city has also benefited from the Non Habitual Resident (NHR) scheme, which provides tax breaks for foreign retirees.
Lisbon, like many other European cities, has been affected by the pandemic. However, the forecast of economic contraction here is not as pessimistic as in some of them. GDP is expected to shrink by 9% in 2020, which is less than in Barcelona (-10%) and Paris (-11%), but more than in London (-8%) and Berlin (-5%). In the short term, analysts expect a moderate increase in prices for residential luxury real estate in Lisbon. In the long term, it is the transformation of the local real estate market into a more mature one due to the popularity of the "golden visa".
