The Prices of Secondary Housing in Finland Changed in October

Compared to September, the "secondary" rose by 1.1% and compared to October 2020 - by 3.6%.
What happened? According to preliminary data from Statistics Finland, prices for secondary housing in housing associations in October 2021 increased by 1.1% on a monthly basis and by 3.6% year-on-year. At the same time, almost 2% more apartments in apartment buildings and townhouses in October were sold through real estate agencies than a year earlier.
Cities. Among large cities, prices for old housing increased the most compared to October 2020 in Helsinki (+6.9%) and Tampere (+4.9%). In Espoo, the annual growth was 4.3%, in Turku and Oulu - 4.2%, in Vantaa - 2.9%. Since 2015, property prices from owners have increased by more than 28% in Helsinki and by almost 19% in Tampere.
Prices. The average cost per square meter of secondary housing throughout Finland in October 2021 was €2,250, in Helsinki – €4,900, in Espoo - €3,950, in Vantaa – €2,960, in Tampere - €2,750, in Turku – €2,460, in Oulu - €1,820.

Regions. Most of all in October, prices for old housing increased year-on-year in Southern and Northern Finland. Compared to 2015, real estate on the secondary market has risen in price by almost 15% in Southern Finland and has hardly changed in price in Northern and Western Finland. In Eastern Finland, prices fell by almost 19%.
Sales. Preliminary data on the total number and volume of housing sales for the beginning of the year have been updated. In the second quarter of 2021, the number of sales of houses and apartments throughout Finland increased by 45% compared to the same period last year, in large cities – by 41%, outside of large cities - by 49%. It should be noted that purchasing activity decreased during quarantine due to coronavirus from April to May 2020.
In January-June 2021, the total volume of housing sales in Suomi amounted to €10.5 billion, which is 39% more than a year ago. In large cities, this figure increased by 37%, and in the rest of the country – by 43%.
