If we exclude the historical center, which is more than twice the value of the rest of the property, the average cost of sale in Milan was €5,268 per square meter in 2021. €4,122 is the price fot the secondary real estate market in good condition; €3,086 - the secondary real estate market in need under repair.
The consortium Cooperative Lavoratori (CCL) has presented the data on prices for the purchase and rental of housing in Milan at a seminar.
Buying a home. According to FIMAA, if we exclude the cost in the historical center, which is more than twice the value of the rest of the property, the average effective cost of sale in Milan was €5,268 per square meter in 2021 in the new real estate market. A square meter in the seconday real estate market was €4,122, and €3,086 in the secondary real estate market without renovation.
Thus, a person with a net income of €1,500 per month (about 25% of the people working in Milan) can afford a 20-year mortgage with a monthly contribution of 30% of income (which is considered internationally a fair and acceptable percentage) to buy:
18 sq.m of real estate in Milan (excluding the historical center) in the new housing market;
24 sq.m in the secondary housing market in good condition;
31 sq.m. in the secondary housing market for renovation.
Rental housing. As for rent, according to Real Estate Market Observatory, the rent per square meter experienced a strong increase from 2015 to 2021, while an increase in the cost of +25-30% was recorded in new contracts. In fact, the average rent was about €965 per month (€815 for the temporary housing market) for a 70 sq.m. dwelling in 2021.
But if we look at the "official" offer offered by real estate portals, we will understand that the cost per square meter is much higher – €240 per year, on average about €1,400 per month for housing with an area of 70 square meters.
