We Were Forced to Travel in a New Way. And This Will Affect Real Estate

It's been more than a year since the countries shut off from each other. Hopes that everything is about to be "as before" are low. However, should we stay sad? The world is getting used to the new normal of communication, movement, and eventually transactions. Analysts of travel portals and realtors have formulated trends that will affect our lives for a long time.

1. "Workation" instead of vacation

The life of those who’s work is connected to a computer has changed the most. The word of the year was "remote" for such employees. And although those who are not used to working from home, this measure – especially at first – made them feel stressed, gradually people got used to the new reality.

At the same time, remote work has allowed people to become more flexible. Now they can go on vacation, while staying in touch with colleagues. This phenomenon is called "workation”.

So, the workation is an opportunity to go on vacation, while continuing to work remotely. The day is dedicated to work, and the evening is dedicated to museums and other entertainment (if it is allowed). A month's vacation instead of the standard week or two – could you ever dream of it, those who work 9 to 5! But because of the pandemic, many more people have discovered new comfortable working conditions.

This type of vacation is becoming a recipe for fighting the negative effects. The new visa conditions adopted by different countries favor remote travelers. Thailand, for instance, has invited tourists to come for up to 90 days with the possibility to increase the period of stay in the country with a tourist visa up to 270 days. At the same time, Barbados and Estonia offer one-year work visas to digital nomads to improve their own economies.

2. Away from the megacities

The restrictions have forced people to switch to domestic tourism: recreation centers, spa hotels, sea and ski resorts were particularly popular this year. Booking.com confirms that by statistics: summer views within countries increased several times compared to the summer of 2019.

Moreover, 47% of users of Booking.com plan to travel within their own country during 2021.

Real estate search has also shifted its focus. Spaniards are thinking about moving to the countryside: more than a million households have moved out of big cities to be closer to nature and to keep the opportunity to spend time outside. As a result of high demand, prices for country houses in Prague have risen sharply. Prices for suburban real estate in Turkey rose by about 30%, and the Finns staged a mass migration away to the countryside. But the most unusual statistics came in the summer from a small town in Germany.

It seems that this trend will not only continue until the end of the pandemic, but will also gain many fans for years to come.

3. Quality vs. Quantity

People have become more responsible about holidays: now you can't combine several remote points in one trip at once. Traveling to a single point that needs to be explored requires less financial costs and reduces health risks.

A huge influx of visitors after the closure of the borders experienced the state and national parks of the United States. Their popularity will continue to grow in 2021, as time spent in the wild is considered an antidote to modern urban life.

Interest in the so-called conscious tourism has grown. On social networks, residents of different countries posted photos of wild animals that came to the deserted cities. Apparently, these phenomena have become a signal for many to seriously assess their impact on the environment. 53% of Booking.com users agree that it was the pandemic that helped them realize this. And 69% hope that in the future there will be more opportunities for eco-tourism.

4. Remote purchases

It's not about the food basket. The border closures have limited property views. People had used to combine viewing and vacation. Now they have to massively postpone the planned transactions in anticipation of a brighter future.

Agencies began to think creatively, offering all new solutions. The use of 3D tours and video chats for live shows has become widespread.

Realtors are ready to help those who take the bull by the horns at a distance: previously, experts generously shared with Prian the rules of remote purchase in different countries. Moreover, the right purchase can help you to go abroad.

Such deals have become so popular that buyers and brokers are unlikely to abandon the established schemes after the opening of the borders. As in the case of remote work, remote acquisition of real estate, according to experts, will become a common practice.
