THE PROPERTY:
At the Alpine ski and summer destination of Gosau am Dachstein, in the heart of the Austrian Alps, the Swiss investment company Benesteem develops a luxury Chalet Resort with 4 chalets in exclusive Alpine architecture and direct access to the ski pistes.
At present, the project is unrivaled. Located directly at the alpine ski pistes, the cross-country ski-tracks, the main funicular valley station and in the heart of the Dachstein-West ski region (120 km of ski pistes), an absolute rarity in European ski resorts.
THE PROFITS:
The project is suitable as a commercial income property for long-term direct investors, looking for both continous rental income and inflation protection in one of Europea's top safe-haven jurisdictions. Additionally, a long-term appreciation of the property's value can be expected, because of the long-term price trend for Austrian real-estate in general and the special situation of Gosau as a prosperous holiday destination.
Based on a total investment amount of approx. 3.9 Mio. Euro, we forecast a pre-tax return (EBIT) of 8.86% annually. There is no sales commission; the property is sold directly from the owner/developer.

THE DESTINATION:
Gosau, a charming alpine village located in the Austrian Alps 60 kilometers southeast of Salzburg, is a dynamically growing summer and winter holiday destination, with excellent potential for further development and appreciation of real-estate properties. Although a holiday destination since the times of Emperor Franz-Josef I., who often visited Gosau for summer excursions and hunting, Gosau has preserved the character of an authentic mountain village until today. There is no mass tourism, authorities and the tourist office promote quality tourism with the target group of well-spending individual travellers.
Gosau is situated in a wide, sunny and snow-sure high valley of about 750 meters altitude, which is surrounded at all four sides by large mountain massifs. At present, the village has approx. 1.900 inhabitants and about 2.200 guest beds. During the last tourism year, Gosau achieved approx. 300.000 overnight stays, plus additionally about half a million day trippers. The number of guest arrivals in Gosau during the period 2007-2017 rose by more than 73%, far more than the total of +43% for all of Austria.
Gosau is located in the heart of the UNESCO World Heritage Region "Hallstatt Dachstein Salzkammergut" - distinguished as World Cultural Heritage and World Natural Heritage. In total, the region atracts more than two million guests per year from all over the world, with a clear upward trend.
