The Rental Market in Spain is Booming

At the end of the second quarter of 2022, the supply on the rental market in relation to the total housing stock was 14%.

According to the Spanish statistical agency INE, the supply on the rental market in relation to the total housing stock of Spain was 14% at the end of the second quarter of 2022. In large cities, this indicator increases significantly. So, in Madrid, almost 50% of the available housing stock is rented, and so as 35% in Barcelona.

At the end of 2021, more than 24% of Spanish households rented housing, which is one of the highest rates recorded in the last decade.

Young people rent housing most often – one of the population groups with the least economic resources to buy their own house or apartment.

The pandemic led to cultural changes in the mentality of Spaniards, because at that time the house became the main shelter for the population. During the pandemic, many Spanish families decided to renovate or even change their housing for more comfortable premises, which for some was only possible when renting.

Until now, the supply of rental housing in Spain has been limited, and rental rates have not always corresponded to the declared quality. However, private companies and government agencies are already working to create a high-quality housing stock, taking into account various groups of the population.

Madrid and Barcelona, the largest cities in Spain, have the highest rental offer shares – 50% and 35% respectively.

When analyzing the current available supply in the country, it can be seen that the largest supply both in Madrid and in Barcelona falls on two-bedroom housing.

These figures correspond to the latest INE data on the number of people in a household consisting mainly of two residents in both the Madrid Community and Catalonia.

At the level of the autonomous community, Madrid and Catalonia currently have the highest population growth prospects in Spain in the coming years (+9.1% in the Madrid Community in 2035 and +5.4% in Catalonia).

For many years, there has been a general increase in rental prices, which slowed down in the first months of the pandemic, when everything froze, and returned to its upward trend after the stabilization of the new situation.

In Madrid and Barcelona, which are more susceptible to economic changes, there was a noticeable decrease, while the national average remained more stable. In the second half of 2021, prices began to recover, reaching historical values.

According to the latest data, the price of an affordable offer in Barcelona reaches €18.7 per sq.m. per month, while in Madrid it is approaching €16 per sq.m. The national average is slightly more than €11 per sq.m.
