The planai gondola station is within an easy 10 minute walk via pedestian areas and quiet roads, or you can use the ski bus; the bus stops 150m from the apartment. After your skiing day, you can immediately enjoy Schladming's lively Aprés-Ski scene, without worrying about bus schedules or how to guard your skis. In summer, you can there store you backpack and other sports equipment, which you want to have at hand for next days's mountain tour.

In the summer, numerous walking and biking trails, which are suitable for children also, go in the immediate vicinity of your holiday residence. The large and well-kept garden park invites for sun-bathing or simply chilling out; for the little ones there is a private play-ground. As a resident of Schladming, you can get the popular Schladming-Dachstein summer card for a small fee. By this card, you and your family will have free access to all gondolas in the region, free entry to the Erlebnisbad Schladming, with its indoor/outdoor swimming pools and a large aqua funpark for children, and a lot of other benefits during the whole summer season.

HOW TO USE YOUR APARTMENT

This apartment has an unrestricted, official permit for private second residence usage ("Freizeitwohnsitz-Bewilligung"), which is an absolute rarity for properties in the center of an Austrian top ski village.

You may use your apartment for:

  • Private holiday or part-time residence for you, your family and friends

  • Personal main residence in Austria for living

  • Part-time touristic lease, if you want. There is no requirement to put your apartment on lease, as it is with most comparable properties in Austrian holiday destinations. But the apartment is very suitable for touristic purposes, and you might earn some extra money by this.

THE DESTINATION

Schladming, located in the picturesque Ennstal valley at 750 m. above sealevel, is a charming, small but vibrant alpine town and one of Austria's top ski destinations. It is most famous for its large alpine skischaukel "Planai 4-Mountains" with 124 km of pistes and its "Nightrace", the alpine Worldcup Slalom race in January, which attracts more than 50.000 visitors each year. The ski season normally starts in mid-November and lasts until mid-April. Schladming was host of the FIS Alpine Ski World Championship in 1982 and 2013.

In summer, the alpine summits of the Schladminger Tauern mountains and the Dachstein massif offers hiking, climbing and mountain-biking tours up to 3.000 m elevation. During summer, a lot of open-air concerts and other events are held, and of course the famous "Ennstal Classic" oldtimer car ralley in the first days of July.

Schladming has a perfect infrastructure with a large selection of hotels, restaurants, bars, shopping opportunities, banks, doctors and its own hospital. Its railway station is stop for national and international express trains. Transfer time to the international airport Salzburg W.A. Mozart (IATA-Code: SZG) is approx. 60 minutes, with direct flights to Russia during the winter season.

The cultural and shopping metropolis of Salzburg can be easily reached within one hour driving by car. Driving time to Munich and Vienna is approx. 3 hours each.
