The villa is located on the 1st line in Krasici, this is a cozy and quiet village on the Lustica peninsula, Tivat community, Bay of Kotor. The clearest sea, opposite Porto Montenegro. A pier has been built, the shore is flat with small pebbles, and there is also a staircase descent into the sea from the pier.
Rich and lush landscaping of the site has been designed, is included in the price of the villa and will be implemented in March-April 2024 (rosemary, lavender, cypress trees, oleanders and lemon callistimon).
The finishing of the facade is also included in the price of the villa and will be completed in the near future.
Each room has floor-to-ceiling panoramic windows overlooking the Bay of Kotor.

STRUCTURE (LAYOUT) OF THE VILLA:
1st FLOOR: spacious living room with access to the terrace and the beach, dining room and kitchen, bathroom, storage room.
2nd FLOOR: Two bedrooms with balconies and fantastic panoramic sea views. Spacious bathroom (12m2), corridor and storage space.
3rd FLOOR: two spacious master bedrooms with bathrooms and balconies with stunning views of the Bay of Kotor. Corridor.

SPECIFICATIONS:
The villa was built using high quality materials intended for the operation of the villa on the first line.
•The foundation is a monolithic reinforced concrete slab MV 250, 400 mm thick, laid on a rock foundation with horizontal waterproofing. The design of the external walls is monolithically reinforced waterproof concrete MV 250 (wall thickness 250 mm) with the device: additional waterproofing with penetrate for 2 times on concrete, thermal insulation from styrodur t.50mm, a protective membrane t.0.5mm and filling the sinuses with crushed stone for collecting and drainage of ground and rainwater through a perforated drainage pipe with a diameter of 150 mm.

•Internal interior partitions are monolithic brick filled with ceramic large-format soundproofing blocks, 19cm thick.
•The height of the premises is 290 cm.
•Interfloor floors with a thickness of 180mm are made of spatially reinforced concrete M250 on a 150*150mm grid and ribbed reinforcement with a diameter of 16mm with a soundproofing substrate 30mm thick.
•The filling of external openings is made of FEAL aluminum profile with sound and thermal insulation barrier and galvanized and painted according to the standard for use on the 1st sea line.
•Single-chamber double-glazed windows Stopsol Brown, 4mm. The seal is made of EPPDM material, which guarantees a long service life.
•The roofing slab is flat, 200mm thick, made of monolithic reinforced concrete with effective insulation 150mm thick. in combination: polystyrene foam (100mm), styrodur (50mm).
Waterproofing on concrete – liquid rubber.
The final waterproofing is carried out on a concrete screed 80 mm thick, lying on thermal insulation from a waterproofing membrane 1.5 mm thick (manufactured by MAPEI Italy).
•The villa is connected to the city water and electricity supply and sewerage networks.

ABOUT THE LOCATION:
Krasici is one of the most attractive villages on the Lustica peninsula. Here, privacy and connection with nature are combined with proximity to all popular places in the region:
•100 meters from the villa there is a restaurant Anderba and Wolf (open all year round).
•Plavi Horizon beach where there is sand like in the Maldives and a pine park 10 minutes by car,
