The house is a 4-star tourist attraction and is located in the popular tourist destination Baosici, on the very shore of the picturesque Bay of Kotorska. This area attracts guests with pristine beaches, picturesque views, and many restaurants and cafes. The proximity of the children's playground and very small pebbles on the beaches are popular with families with children.
The major reconstruction of the house was completed in May 2023.
The house has three apartments, each of which has a separate entrance. Maximum occupancy – 14 people.
All apartments are equipped with air conditioning, ceiling fans, washing machines, heated floors in all rooms and have spacious terraces.
Apartment No. 1 is located on the first floor. Composition of the premises: 2 bedrooms, kitchen-living room, bathroom, terrace with gas grill. The kitchen is equipped with an induction hob, oven, microwave and dishwasher.
Apartments No. 2 and No. 3 are two-level. Each of the apartments is located simultaneously on the 2nd and 3rd floors of the house and has an internal staircase.
On the first level of the apartment there is a kitchen-living room and a bathroom, on the second level there is a separate bedroom and a second bathroom. On each floor there are spacious terraces with side views of the sea and mountains.
The house was built with all the necessary permits and has an official tourist license for tourist accommodation category 4*. There are no encumbrances. The documents are completely ready for the transaction.
The house was registered in the cadastral register until 2004 and, according to the rules of that period, terraces are not taken into account in the total area. The area of the house with terraces and utility room is 200 sq. m., without terraces 114 sq. m., plot area is 110 sq. m. Distance to the sea 20 meters.
At the buyer's request, the brand, booking system, accounts with maximum ratings, bed linen and accessories are transferred to the buyer.
