Property Acquisition Tax
The size of taxes on buying properties in Spain doesn’t depend on whether buyer is a citizen or a foreigner. Everybody pays the same state fee. But it is important whether you buy residential or commercial real estate, a new building or resale property.
Secondary Market

The standard commission is 3-5% from the cost of a property. In most of the cases it is a seller’s burden and totally free for a buyer.
Though there can be exclusions, especially when a buyer asks for additional service. For example, a real estate agency may charge a buyer 3% from the cost of a property, including selection of a property, support for the transaction, lawyer’s work, obtaining a foreign number, opening a bank account, assistance in getting a mortgage loan, etc. Better discuss such details with your agent beforehand.
If for some reason your agency doesn’t provide you a legal support, then you can hire a lawyer on your own. The payment procedure depends on a specialist and the complexity of a real estate deal. Some lawyers charge €50-€300 per hour, others have fixed rates of €1500-€2500 for checking and conducting a standard real estate deal. Others charge up to 1.5% of the cost of a property.
Expenses for Notarization and Registration of a Nroperty
As a buyer you have to pay for notary’s work and registry of ownership. The notary’s counts the price for this service. Usually, it is about 1-2% from tho cost of a property.
Translation services
If you don’t speak Spanish, then you need an interpreter at the transaction. The usual rate for the service is €100 per hour + VAT. It can take several hours to carefully read the sale contract, therefore an interpreter's help may be included in the payment for agency services.
Your expenses will increase, if you have a mortgage loan. You will need to pay for the assessment of the property (€300-€500), the fee for establishing a loan (0.5-1%), property insurance (€100-€1000 per year, depending on the amount of coverage and the type of a property). You may need to pay extra fee for the services of a mortgage broker (up to 0.5-1% of the loan amount).
