Colliers: There is No Place for New Luxury Realty in Madrid

The districts of Salamanca, Almagro, Chamberi, Recoletos, Geronimos and Justicia have run out of unoccupied land for construction.
The experts of a consulting company Colliers have studied the market of luxury residential real estate in Madrid, focusing on properties that cost more than €5 million, writes Noticia.
The study says that luxury housing in Madrid has become a safe haven for investors in times of uncertainty. Analysts noted the high quality of life in the Spanish capital city, close proximity to the business and financial centers, climate, security and rich culture.
The attraction of Madrid is growing due to the unstable political situation in Venezuela, Colombia and Mexico. Many wealthy immigrants from these countries moved here. In addition, such immigrants are close to the Spanish-speaking culture.
Wealthy buyers usually prefer real estate in the areas of Salamanca, Almagro, Chamberi, Recoletos, Geronimos and Justicia, that have no more land for construction. This reason make house prices even bigger.
"Houses with large terraces or gardens, as well as penthouses, are a scarce commodity in high demand. Such facilities should be equipped with concierges and other services, " Colliers says.
Interesting
More than half (55%) of all luxury real estate in the center of Madrid are penthouses. The average area is 520 sq. m. The cost per square meter is around €14,000-15,000.
