Residential Real Estate Continues to Rise in Price in Portugal

Prices for houses and apartments in the country rose by 7.6% year-on-year in the third quarter of 2021.
According to the real estate portal Imovirtual, in the third quarter of 2021, housing in Portugal rose in price by 1.4% quarterly and by 7.6% year-on-year, to an average of €368,440.
Regions. The most expensive regions to buy an apartment were Lisbon (€591,070), Faro (€485,070) and Madeira (€369,580). And the most affordable are Guarda (€113,300), Castelo Branco (€124,720) and Portalegre (€129,540).
The most significant price increases compared to the second quarter were registered in Portalegra (+7.3%), Vila Real (+6.8%), Madeira (+5.7%) and Setubal (+5.2%).
Compared to the third quarter of 2020, the largest growth was recorded in Evora (+29.3%), Madeira (+17.9%) and Portalegre (+12.4%).
Rent. Average rental rates increased by 0.6% in the quarter, from €996 to €1002. However, compared to the third quarter of last year, when the average rent was € 1,050, there was a decrease of 4.9%.
The most expensive regions to rent in Portugal in the third quarter were Lisbon (€1,270), Porto (€950), Madeira (€870), Faro (€830) and Setubal. At the opposite end of the scale are Castelo Branco (€400), Braganza (€401) and Portalegre (€420).
The most significant increase in rental rates compared to the second quarter was noted in Beja (+16.2%), Vila Real (+15.8%) and Portalegre (+15.3%).
