Citizens of which countries have the right to buy real estate in Turkey?
In 2012, Turkey abolished the so-called principle of reciprocity, according to which only citizens of those countries that provide similar opportunities to the Turks could buy local real estate. The restrictions were lifted for buyers from 129 states.
In 2020, despite restrictions due to the pandemic, foreigners purchased 40,812 residential properties in Turkey, which is 10.3% less than in 2019 (TurkStat data).
In Turkey, some restrictions continue to apply for foreign buyers. For example, the maximum area of a land plot in the property should be 30 hectares (before 2012 it had been only 2.5 hectares).
Also, citizens of other countries are prohibited from purchasing real estate in the border areas of the Black Sea coast (Samsun, Trabzon, Zonguldak and other cities). There are some no-go zones for foreigners that the Turkish authorities consider strategically important for the country's security.
It is worth noting that the Turkish resorts of the Black Sea have never been in demand among foreigners, whose interest is concentrated on the coasts of the Mediterranean and Aegean seas, as well as in Istanbul. In these places, foreigners can buy any property – residential and commercial, including real estate under construction.
