Capitals. In a year when the positive dynamics of the cost of a residential building prevailed, urban markets were no exception: growth occurred in 74 of the 107 metropolitan cities considered.
Monza (+13.6%), Bolzano (+12.2%), Treviso (+11.8%), Trieste (+11.4%) and Udine (+10.9%) stand out with double-digit increases. While among the markets where owners' expectations have fallen the most, Isernia (-9.7%), Oristano (-9.1%), and Nuoro (6.4%) have stood out.
As for the major urban markets, Milan has set another record year with a further 7.6% increase in value. Prices generally increase slightly in all important centers: most of all in Bologna (+6.9%) and Palermo (+5%), followed by Turin (+2.4%), Florence (+1.5%), Rome (+1%) and Naples (+0.9%).
Regions. Regional price trends showed 11 out of 20 areas had higher prices than a year ago. In all northern provinces, except Piedmont, the highest growth is in the Aosta Valley (+6.4%), Friuli-Venezia Giulia (+5%), Lombardy (+4.9%), Veneto (+4.6%), Emilia-Romagna (+3.8%) and Trentino Alto-Adige (+3.2%). Fluctuations are above the national average by 1.2% also in Liguria and Apulia (both +2.1%); more restrained growth was in Sardinia (+1%), in Marche (+0.7%) and Tuscany (+0.4%).
On the other hand, Molise (-5.9%) and Basilicata (-4.7%) are the regions where owners have lowered their expectations the most over the past 12 months. Reductions were in Abruzzo (-1.3%), Lazio (-1.2%), Piedmont (-1.1%) and Calabria (-1%). Slight decline, less than 1%, in Sicily (-0.8%), Umbria (-0.7%) and Campania (-0.6%).
Provinces. The upward trend in property values affects 60 areas out of 106: in 15 regions, asking prices increased by more than 5% compared to 12 months earlier, led by Treviso (+10.2%), Bolzano (+9.6%) and Rimini (+9.6%). Milan and Bologna also grew by 7.6% and 5.2%, respectively. Twenty-seven provinces record a percentage increase above the sector's average growth; another 18 regions range from 1.2% in Barletta-Andria-Trani to 0.1% in Genoa, Latina and Rome.
