Housing Prices in the Albanian Capital Rose by 12% in 2021

According to the Central Bank of Albania (Bankës së Shqipërisë; BSH), the Fischer price index for the housing market of the Balkan country in 2021 increased by 8.4% compared to the first half of 2020 and by 9% year-on-year.
According to the Central Bank of Albania (Bankës së Shqipërisë; BSH), the Fischer price index for the housing market of the Balkan country in 2021 increased by 8.4% compared to the first half of 2020 and by 9% year-on-year. Consequently, the growth of housing prices in the country accelerated significantly in the second half of 2021. However, the indicator changed slower than in 2020, when the Fisher Price Index reached 11.3% year-on-year.
The tendency to increase the cost of housing is noticeble in the largest real estate market in the Balkan country. It's about Tirana. The residential real estate cost in the capital city in 2021 increased by 8.5% compared to the second half of 2020 and by 12.3% year-on-year.
Information on the price dynamics and the situation in the real estate market in Albania was obtained by the regulator by examining a sample of 230 business entities whose main activity is real estate trading and construction. We are talking about companies whose turnover is about 75-80% of the market turnover.
