According to the National Bank of Switzerland (SNB), the average price of apartments in private ownership in the country increased by 0.4% during 2020, after a decline of 1.2% in 2019, 1.7% in 2018 and 1% in 2017. In the last quarter, housing prices rose by 1.1% compared to the previous year, according to the portal Global Property Guide.
On Lake Geneva, the average transaction price for private apartments rose 2.1% in 2020 after falling 0.1% in 2019 and 1.4% in 2018. In Zurich, there was a slight decline in prices of 0.7% after falling by 0.5% and 0.8% in the previous two years. In Southern Switzerland, apartments rose by 0.3%, in Central Switzerland prices fell by 1.1%, in the East - increased by 0.4%, in the North-West - by 2.4%. But in the Central and Western regions, they slightly decreased – by 1.1% and 0.4%, respectively. Apartment prices in Bern increased by 1.3% in 2020.
According to real estate experts Wüest and Partner, the improvement in housing market conditions was due to higher demand, supported by very low interest rates, strong wage growth, combined with limited supply.
However, low rental yields continue to deter foreign buyers. According to Wüest and Partner, in the fourth quarter of 2020, the return on rental housing was only 1.4-1.9%, compared with 1.7-2.3% two years ago. This is confirmed by a study by the Global Property Guide, according to which the yield on rental apartments in Geneva is 2.8-3.3%, in Zurich – an average of 3.27%.
The Swiss economy is projected to grow by 3% this year and another 3.3% in 2022 as production recovers from the pandemic, according to the State Secretariat for Economic Relations (SECO).
