The pandemic forced buyers to move to the suburbs for spacious realty.
Housing prices in the Ile-de-France and in the west of a country are growing despite general expectations that real estate prices may be negatively affected by the health care crisis, The Connexion reports.
More than 1 million real estate sales were registered in France last year, in spite of the economic uncertainty. Another surprise is that Paris is no longer the market leader in France. The capital is losing the position compared to other cities in the Ile-de-France region and small towns, as more and more buyers are attracted to large houses and lower loan rates.
House prices in the Ile-de-France increased by 9% between the first six months of 2020 and 2021, according to the real estate agency Century 21. At the same time, a real estate sale on average takes 64 days (17 days less than last year).
Real estate prices in the west of France increased by 10-15% over the same period, that is Brittany, Normandy and New Aquitaine.
Nationally, houses rose by 6.8%, and apartments rose by 4%.

What about Paris? According to Century 21, property prices in the city center of Paris fell by almost 4% in the first six months of 2020-2021. The National Real Estate Federation estimated a 0.9% decline over the same period.
Here the sale of real estate also takes much longer (70 days compared to 66 days earlier), and buyers can negotiate significant discounts (5% of the sale price, compared to 3% earlier).
Christine Fumagalli, the President of the real estate agency Orpi, has said that the owners began to use their real estate in Paris differently, as the capital "is becoming a transit city where people are looking for a spacious, rather than a main residence".
Laurent Vimont, the President of Century 21, has added: "This is not the end of the Paris market, but it is the end of excess. Paris is becoming a reasonable market, not a madness".
