Regions of Bulgaria. Where to Live and Where to Buy

Bulgaria is located in South-Eastern Europe and occupies 22% of the Balkan Peninsula. It is washed by the Black Sea and borders with Greece, Turkey, Serbia, Macedonia and Romania. Mild climate, picturesque nature, affordable cost of real estate and living – and yet it is still not everything, what Bulgaria attracts investors with. In this article, we will talk about the most popular regions of the state for buying real estate and understand why they are in the greatest demand among foreign buyers.

General Information

Language. Bulgarian is similar to Russian, many words resemble Old Slavonic. Part of the population speaks Russian, young people know English. In addition, there are a lot of people from the former CIS in the cities that are popular for buying housing, so there are no problems with communication.

Currency. Bulgarian lev.

Climate. Most winters are frosty, spring and autumn are short and humid, and summers are sometimes very hot. The highest temperatures are in the center of the country, the most rain falls in the mountains, and the cost is windy. Rain can fall at any time of the year, but the rainiest season is spring and early June. The driest region in Bulgaria is the Danube Plain.

On the coast, winters are milder and summers are hotter than, for example, in Sofia. In the mountains, snow can lie until the beginning of June. In January, in the Bulgarian capital, the temperature during the day ranges from -2 to -4°C on average, on the coast-from -1 to -6°C, at night the thermometer drops to about -10°C. In July, the temperature in Sofia reaches +27°C, in coastal cities +30°C.

Snow falls infrequently, melts quickly, but because of the humidity, the cold is felt more strongly. Therefore, staying in Bulgaria for the winter, it is important to stock up on warm clothes: heating is not cheap, and the locals try to dress warmly at home.

Nature and landscape. The natural beauty of Bulgaria is fascinating. The Black Sea beaches are one of the best in Europe, the country is crossed by huge mountain ranges with picturesque valleys. Bulgaria is replete with forests, reservoirs and will appeal to those who want to live surrounded by nature.

Economy and income. The main sources of income in Bulgaria are energy, metallurgy, mining, mechanical engineering, tourism (both the Black Sea coast and ski resorts), agriculture (mainly fruits, vegetables, wine and tobacco).

Despite the fact that the World Bank classifies Bulgaria as a "high-and middle-income" country, the state is one of the most affordable in the EU in terms of the cost of goods and services. In 2021, the minimum wage in Bulgaria is €320, and the average salary is €590.

Why Bulgaria is Interesting for Real Estate Buyers

  1. Affordable prices. Both for real estate and living. A studio in Sunny Beach can be bought for €12-15 thousand, and dinner in a restaurant for two - for €15.
  2. A diverse holiday and developed tourist infrastructure.
  3. Transport accessibility, easy travel across Europe.
  4. Residence permits for pensioners if there is enough money to live on in a local bank account.
  5. Easy adaptation. Bulgarian mentality helps you quickly to get used to the country. Bulgarians are good-natured, hospitable, open-minded people, but at the same time emotional and passionately loving their homeland. They love to talk about their culture and willingly accept the peculiarities of the life of foreigners who have moved to Bulgaria.

There are, of course, disadvantages: not all Bulgarian real estate has an investment value in the near future; in comparison with other European countries, the quality of recreation and the level of infrastructure here is hardly high. It is not easy to register a land plot in the ownership of a foreigner, and the purchase of housing in Bulgaria is not a basis for obtaining a residence permit (with the exception of the investment program).

Market Trends

Despite the crisis, real estate in Bulgaria continues to rise in price, albeit slowly, and the number of transactions continues to grow. The construction of new complexes also does not stop.

According to the National Statistical Institute, the fastest increase in housing prices in 2020 was in Burgas grew by 5.6%. The capital also showed good growth, taking into account the pandemic (+3.8%). However, analysts noted that there is a boom in buying houses in rural areas in Bulgaria.

But first, learn how to buy real estate in Bulgaria

The Black Sea Coast

British buyers were initially interested in coastal real estate in Bulgaria and in the early 2000s actively began to buy houses. They were attracted by inexpensive (by their standards) properties with the aim of reselling it later. They expected a strong price increase ahead of Bulgaria's entry into the EU. The second wave of the Brits, together with Irish buyers, surged in 2007, many remained on permanent residence.

But after the global financial crisis in 2008, most of them began to sell resort properties, including the reasons to pay off creditors. The main group of buyers were Russians, who did not rely on borrowed funds, but preferred to pay in cash.

In addition to the crisis, the decision of the British owners was influenced by geography: Bulgaria is located further from Central Europe than, let's say, Italy and Spain which had many attractive offers for sale (and there are still some). The sea in Bulgaria is often choppy: sometimes strong waves that do not allow swimming for several weeks. And the beaches are very diverse: to find a suitable option, you have to travel first.

For Russians, everything was easier: Bulgaria is relatively close, easy to visit, real estate is affordable, the climate is mild, there are a huge number of objects to choose from. Both the northern part (Varna, Golden Sands, Albena, St. Constantine and Elena) and the southern part (Burgas, Sunny Beach, Nessebar, Sozopol) are very popular. The north coast is characterized by higher prices due to more developed infrastructure and a lack of land for new construction.

North

North, Bulgaria

Varna

The largest city on the Black Sea coast, the maritime and cultural capital of Bulgaria. It is characterized by a diverse nature and developed infrastructure, so it is suitable for both quiet and active recreation.

  • Transport. There is an airport, a railway station, a sea station, and two bus stations. Buses, trolleybuses, and minibuses run inside the city. Intercity communication is well established.
  • Climate. Mediterranean. The average temperature in January is +2 °C, in July +24 °C. In winter, snowfalls and frosts are frequent, in summer-a strong heat. Summer begins in May and lasts until the end of October. Autumn is warm. The longest rains are in July.
  • Nature and infrastructure. Varna is characterized by a hilly area with a huge amount of greenery and sandy beaches. The city has many cafes and restaurants for every taste, a favorite place for walking citizens-a spacious Seaside Park, there are several nightclubs. Supermarkets and shopping centers are also enough, because for permanent residence Varna is a good choice.
  • Building development. Very diverse. There is also an old town, and typical Soviet-era houses, and new buildings. Prices in Varna are the highest on the northern coast. The secondary building, ready to move in, starts from €55-60 thousand, if we are talking about a new building with partial finishing – from €35-40 thousand, depending on the area and area. In the center of Varna, prices are much higher, but in 25-30 km from the sea capital, you can buy neat apartments for €20-25 thousand.

Unlike resort villages, Varna does not die for the winter season, because most often this city is chosen by foreigners for a full-fledged move, and not just for a summer vacation with the family.

Golden Sands

The village is located 25 km from Varna and is considered the largest resort in the region. It is distinguished by a clean sandy beach (length – 3.5 km), is part of the national park of the same name. Therefore, most of all, fans of nature, silence and a comfortable beach holiday will like it. The climate is almost the same as in Varna.

  • Transport. With transport accessibility, everything is a little worse than in other cities in the region. From the local bus station there are buses to Varna, Albena, Balchik, Kranevo. There is no direct connection to Burgas and Sofia. So you will have to get to the resort via Varna.
  • Infrastructure. The resort has about a dozen grocery stores and about 20 cafes and restaurants, most of which are concentrated in the beach area. From entertainment – only the national park and sports / playgrounds along the coast.
  • Building development. The village began to be created in 1956, because there are no historical buildings here. The main part is modern high-rise complexes built already in this century, since the main flow of investment in the resort fell at the end of the 1990s. But all the offers are in new complexes, with good repair and furniture. For example, an apartment of 79 sq. m. m 200 meters from the beach in a complex with developed infrastructure can be bought for €50 thousand.

Albena

One of the most modern resorts in Bulgaria. It is located 35 km from Varna.

  • Transport. Albena can be reached by bus both from Varna and Sofia. There is no need for transport inside the resort, the territory is small. But if you want, you can use a tourist train that goes along the coast (the fare costs €0.5).
  • Infrastructure. The resort has many cafes and restaurants, but very few shops, and those are mostly small. In this regard, Golden Sands is a more developed resort. But Albena offers more entertainment: the Baltata Nature Reserve, a diving center (with training and an international certificate), a water park, a golf course, a horse riding club, tennis courts.
  • Building development. The choice of buyers is mainly new complexes: the resort began to be built up only in 1970. The cost of real estate is almost the same as in Golden Sands. Double apartments can be bought for €45-50 thousand, if you are not particularly interested in the beach.

Albena is more suitable for wealthy buyers who plan to live in the resort from time to time and do not really think about how much they will have to spend on food and entertainment.

Saints Constantine and Helena

The resort has been known since Soviet times when it was called "Druzhba". One of the oldest tourist locations in Bulgaria (founded in 1908). Located between Golden Sands and Varna. From the center of the sea capital to the resort-only 9 km.

  • Transport. As in the previous cases, you can get to the resort by bus from Varna Airport. A taxi is also inexpensive. Inside the city there is a bus that departs from the center of Varna and passes through the entire village. There is also a bicycle rental service.
  • Infrastructure. The resort is more developed than Golden Sands and Albena, but it also falls asleep in winter. A significant advantage is the proximity to Varna. Restaurants and cafes abound; grocery stores are mostly small, one large Lidl supermarket. Entertainment - walking in the Ecopark Varna, wellness recreation in hydrogen sulfide springs or active recreation (mini golf, horse riding, water skiing, etc.).
    Perfect for families with children: there are several children's camps in the vicinity, and due to the fact that the village smoothly turns into a pine forest, even on hot summer days you can enjoy the freshness and coolness, if you choose the right accommodation. There are no night clubs and noisy bars here, so young people can get bored.
  • Building development. Modern residential complexes are located mostly near the coastline: the first one was occupied by hotels. In addition to hotels, the main part of the development is private villas. You can buy a ready-to-move one-bedroom apartment in a gated residential complex with good internal infrastructure for €55-60 thousand. Similar apartments 300 meters from the sea will cost about €70-75 thousand.

Burgas

One of the largest and most comfortable cities to live in Bulgaria, the industrial center of the southern coast. In contrast to the northern part, the economy here is based primarily on production: behind the city there are several oil refineries, there are mines for the extraction of iron ore and salt, textile, engineering, and food enterprises. Bulgaria's ocean fishing port is also located here.

Burgas is the main transport hub of the country, so the city is a real mix of nationalities: Bulgarians, Greeks, Turks, Russians.

  • Climate. Very comfortable: soft, moderately humid, without strong winds, which protects the Stara Planina mountain range. The winter is mild, with an average temperature of +2°C, the summer is not exhaustingly hot, with a minimum of precipitation and a temperature of +22...+24°C.
  • Transport. There is a well-developed motorway network, railway and bus stations, a seaport and an international airport. From public transport-buses, trolleybuses, minibuses. Bicycle routes are laid inside the city and along the adjacent nature reserve.
    Burgas is one of the most accessible Bulgarian cities in terms of transport. Flights arrive at the local airport, including from Moscow (in summer and autumn). You can also fly to Sofia and Varna, and from there - by bus or train. There is a direct ferry from Chernomorsk to Burgas.
  • Infrastructure. From entertainment, in addition to the beach, a huge Marine Park with many cafes and stages for performances, museums and art galleries, theaters and exhibition centers, the Poda Nature Reserve and large lakes. You will not experience a shortage of food establishments, as well as in supermarkets: in Burgas there are several shopping centers and representatives of international chains such as Lidl and Kaufland.
  • Building development. It is very diverse: there are old pre-revolutionary buildings, Soviet buildings, and modern residential complexes. You can buy a ready-to-move apartment in the suburbs of Burgas for €27-30 thousand (studio) and €45-50 thousand with two or three rooms. In the city center, a spacious three-bedroom apartment with furniture and appliances costs €75-80 thousand.
    The most popular suburb of Burgas, where Russians buy housing, is Sarafovo. There is a bus service from the city, a direct bike path, and an international airport. The village lives all year round, unlike most other resorts, has well-equipped beaches, many entertainment venues (there is even a casino), shops,spas. And real estate prices are one and a half to two times lower than in Burgas itself.

Sunny Beach

One of the most famous Bulgarian resorts 35 km from Burgas and 90 km from Varna.

The territory of the village is elongated and runs along an eight-kilometer sandy beach with gentle entrances and a safe bottom. The resort is partly artificial: it was built in 1957, for which they brought a huge amount of sand, began to actively plant trees and build hotels.

  • Climate. The holiday season lasts from May to October, the temperature is higher than in Burga about +26...+30 °C in summer and +6...+8°C in winter.
  • Transport. The easiest way to get to the resort is from Burgas or Varna. There are also direct buses from Sofia several times a day. The local bus station is served by buses from all major cities of the country.
  • Infrastructure. Entertainment in the resort is more than enough: restaurants and cafes, nightclubs, sports bars, shops and markets, a cinema, numerous sports fields on the beach. There is a large shopping center and a supermarket. Sunny Beach is ideal for families with children: there are several water parks, playgrounds and swimming pools in the village. In winter, the resort falls asleep, but there are also people who want to go to a comfortable winter in a quiet beautiful place.
  • Building development. Mostly new. Moreover, the most affordable offers for sale are in Sunny Beach: ready-to-move studio offers start from €7.5 thousand, and comfortable apartments with three rooms can be bought for €17-20 thousand. And in general, life in the village is more than budget, if we talk about prices in cafes and shops.

Nessebar

One of the most popular Bulgarian resorts, bordering the Sunny Beach. It is considered one of the oldest settlements in the world. In 1956, the historical center of the city was given the status of an architectural and historical reserve, and in 1983, Nessebar was included in the UNESCO World Heritage List.

The population of Nessebar is multinational, so there are no problems with communication: local people often speak Russian, English and other European languages.

  • Climate. Temperate continental, average temperatures are the same as in Sunny Beach. The tourist season lasts from May to September, although October to April is the best period for a relaxing holiday, without many tourists. After all, Nessebar does not fall asleep for the winter, but the prices in restaurants and the cost of other entertainment become minimal.
  • Transport. The easiest way to get to Nessebar is by bus from Burgas. But you can also come via Sunny Beach from Sofia, Varna or other centers. Within the city there are buses that most often go to Sunny Beach, as it is one municipality.
  • Infrastructure. Cafes and restaurants abound in the city, from large supermarkets – Lidl, otherwise-small shops and food markets. To make a serious purchase, you should go to Burgas.
    Nessebar is characterized by comfortable sandy beaches and clean sea water. South Beach even has a blue flag. In addition to sea entertainment, there is a picturesque old town, which is very pleasant and interesting to walk through, as well as hiking routes to the nearby mountain slopes and to the colorful neighboring villages. With children, you can go to the water parks on Sunny Beach.
  • Building development. Conventionally, the city is divided into the old and new parts. The first is characterized by many historical buildings and interesting architecture; the second, behind the isthmus, is filled with modern residential complexes, shops and apartments for every taste.
    Prices in the new part of the city start from €15 thousand. A comfortable studio for living on 45 sq. m. m can be purchased for €18.5-20.0 thousand. Nessebar will appeal to those who want to live in a small, but very cozy city not quite a resort character, but at the same time with affordable prices, good beaches and close to major cities.

Sozopol

Another oldest resort in Bulgaria, 35 km south of Burgas. The city center is protected by UNESCO, there are about 200 old wooden houses.

  • Transport. Buses to Sozopol depart from Burgas, Varna, Sofia. There is no public transport inside the city, except for a tourist train (a ticket costs €1), so most locals use taxi.
  • Infrastructure. In addition to historical attractions, those who stay in Sozopol for far more than one day will be interested in hiking in the nearest nature reserves, relaxing on sandy beaches and all kinds of water activities. There are no large shopping centers in the city, but there is a large market, a wine gallery and several large supermarkets (including Lidl).
    Most hotels and tourist entertainment centers are closed for the winter, but it is from October to April that it is best to enjoy the quiet and cozy atmosphere of the old town. Moreover, the prices in restaurants and cafes are becoming very pleasant.
  • Building development. Just like Nessebar, the city is conditionally divided into the old and new parts. The old one is dominated by low-rise houses, while the new one is dominated by modern residential complexes. The cost of ready-to-move studios in new buildings starts from €20 thousand, neat apartments with two rooms can be bought for €30-35 thousand.

Bansko

The relatively young resort is located on the territory of the Pirin National Park, so you will not experience a lack of natural beauty. It is located at approximately equal distance from Sofia and Plovdiv (approximately 150 km). The city itself is historical, and in addition to low-rise modern buildings, most of it is occupied by old buildings.

  • Climate. Bansko is located at an altitude of 927 meters above sea level. Surrounded by mountains, winters here are very long, with heavy snowfalls from the end of November to April. The average January temperature is -9°C in the city itself and -16°C in the mountains. Summers are dry, hot, but short, lasting from the end of May to the end of August, with an average temperature of +24°C.
  • Transport. You can get to Bansko from the airports of Sofia, Plovdiv or Targovishte, using a bus or taxi. There is no public transport within the city, but taxis are inexpensive. The city is small, you can get around on foot.
  • Infrastructure. A huge number of cafes and restaurants, many shops, including a good range of supermarkets. But otherwise, the range of entertainment is limited to walks in the picturesque part of the old town and through the forest, as well as climbing into the mountains. Therefore, Bansko is more suitable for a seasonal stay: fresh air, picturesque nature, more than reasonable prices, a calm and measured rhythm of life.
  • Building development. The city center is filled with historical buildings, which are most often museums, cultural centers, small taverns and hotels. The main part of the offers is in new complexes. The prices are very pleasant-from €8 thousand for studios with furniture and appliances.

Borovets

The largest Bulgarian resort, located 72 km from Sofia and 215 km from Plovdiv at an altitude of 1230-1390 meters above sea level. The advantage of the village is that you can relax in it all year round: in winter, as entertainment – ski slopes, in summer - mountain and kayak hikes. The winter is mild, with an average temperature of -3°C, the summer is hot, +24...+26°C.

  • Transport. One of the nuances of the resort is a poor transport accessibility in comparison with other locations. By public transport, the route is as follows: from Sofia by bus to Samokov, and from there by minibus to Borovets. The city of Samokov is relatively large, only two hundred kilometers away.
  • Infrastructure. In the village itself, the infrastructure is at the level of cafes, restaurants, and small shops. It is more suitable for seasonal living for those who want to plunge into the tranquility and enjoy nature. And for those who plan to come by car: there are spacious parking lots inside the resort, and it is better to go to neighboring cities by car.
  • Building development. Mainly new buildings, but the prices are significantly higher than in Bansko: two-bedroom apartments with a good repair cost from €40 thousand.

Pamporovo

The southernmost ski resort in Europe is located 85 km from Plovdiv and at an altitude of 1650 meters above sea level. Due to the location, the tourist season here is one and a half months shorter than in Borovets, but the number of sunny days is maximum.

  • Climate and infrastructure. Winter is mild, with snowfall and even rain. In summer, the village functions as a summer resort with paved mountain routes, bike trails and working lifts. Children's leisure is well organized, so you can safely rest as a family.
    In comparison with other resorts in Pamporovo, there are not so many cafes and restaurants, although there are even bars, karaoke clubs and a sports and entertainment center, but only a few small grocery stores. Therefore, you will have to go shopping either in Plovdiv or in Smolyan (18 km) – there is a shopping center and Lidl.
  • Transport. You can get to Pamporovo directly from Plovdiv by regular bus. There is no public transport inside the village, but it is not needed there, the territory is very small.
  • Building development. The apartments offered in Pamporovo are mainly located in new low-rise residential complexes. Prices are lower than in Borovets, but slightly higher than in Bansko. You can buy a studio for €12-15 thousand, and a three-room apartment for €30-35 thousand. The cost of living is more than democratic, but it is suitable only for true connoisseurs of nature and privacy.

The capital city of Bulgaria will appeal to those who plan to move to the country for good. The largest city of the Balkan Peninsula with a population of 2 million people is one of the oldest and most beautiful cities in Europe. Sofia is surrounded by mountains, on the highest of which is Vitosha with a national park and a ski resort, where citizens like to relax.

Sofia generates 40% of the country's GDP. The capital accounts for 50% of foreign investment. The main areas are transport, thermal power plants, as well as the commercial sector: the stock exchange and the National Bank. The town is also home to the Ariana brewery.

95% of the population of Sofia is Bulgarian. But for the most part, they know Russian well and are very friendly to visitors. It is safe to live in the Bulgarian capital.

  • Climate. Quite wet. Due to the surrounding mountains, there are almost no cold winds, the winter is mild, with an average temperature of-2-5°C, in summer on average +20-22°C. There is a lot of precipitation, especially in spring and late autumn. But there is no sweltering heat.
  • Transport. Sofia has an international airport, railway and bus stations. Inside the city there are metro, buses, trolleybuses, trams, minibuses. Many people use bicycles, but the infrastructure for cyclists is poorly developed: there are very few parking lots, there are almost no bike paths.
  • Infrastructure. Not the most developed, compared to neighboring Istanbul and Budapest. But for everyday life, there are more than enough large shops, food establishments and cultural entertainment. There are also many opportunities for outdoor recreation. Sofia is far from the coast, but near it there are many rivers, lakes, mineral springs with well-equipped pools and beaches.
  • Building development. The most diverse: the old center, Soviet high-rises, new residential complexes, private villas. In a remote area of Sofia, you can buy a ready-to-move one-bedroom apartment for €50-55 thousand. Closer to the center, prices start at €100 thousand, and apartments in the center sell for €170-200 thousand. In recent years, both housing prices and sales have been growing rapidly in the capital.

When choosing an apartment in Sofia, it is important to familiarize yourself with the characteristics of each block. The most famous Gypsy quarter of the city is Fakulteta, the most prestigious is Bojana, the standard bedroom, Lyulin is where they offer the most affordable real estate.

Plovdiv

The oldest city in Europe is called the city of artists for its picturesqueness. There are more than 200 historical buildings in Plovdiv that have been granted the status of national monuments.

At the moment, it is not only a tourist, but also a major industrial, economic and cultural center of Bulgaria. The region's GDP is growing by 12-13% per year. In the vicinity of the city there are many factories of machinery, textiles, processing, and here is one of the oldest breweries in the country "Kamenitsa".

  • Climate. Moderate, with very mild winters (average 0°C) and warm summers (+25...+26°C). The city is located in the south, on six hills, on the Maritsa River.
  • Transport. Plovdiv has an international airport, railway and bus station. The city center is pedestrian, and buses run through the rest of the districts.
  • Infrastructure. In addition to hiking trails and admiring the green landscapes, as well as the historical beauty of the city, there are many cafes and restaurants for guests and residents, as well as a night club. For children, there are playgrounds in the city park and a separate water park. Numerous festivals, holidays, and cultural events are held.
    Perhaps, life in Plovdiv may seem too calm for young people. But for the older generation and families with children, it will be interesting, comfortable, and safe here. In addition, prices are more affordable than in Sofia.
  • Building development. The city is a surprisingly harmonious combination of old low-rise houses and modern residential complexes. There are, of course, quite a few Soviet-era houses. The prices are slightly nicer than in Sofia. A neat studio closer to the outskirts can be bought for €30-35 thousand, a comfortable three-bedroom apartment in the center will cost €75-90 thousand.

Bulgaria offers quite a lot of locations both for temporary residence and for a full-fledged move. Families with children, pensioners and young people can find something for their need. Affordable prices and affordable real estate, a mild climate, a huge variety of leisure options, and relative ease of adaptation remain changeless.
