The Pace of Price Growth in the Czech Republic is Breaking Records

In 2021, the annual increase of 115% in the cost per square meter was recorded in the Jablonec nad Nisou area in the north of the country, while the lowest in the northeast of the Czech Republic in Rychnov nad Kněžnou. Here, the square meter has risen in price by 5%.

What happened? Over the past year, prices for residential real estate in the Czech Republic have increased everywhere by a two- to three-digit percentage. So, a square meter of new housing in Prague has added more than 20% in value on average over the year and now costs about €5,750. In Brno, the second-largest city in the country, a square meter in a new apartment costs € 5,120. The annual increase was almost 30%.

Prices are also rising in small Czech cities, and not only in new buildings.

Quote. "We have analyzed the prices for apartments ranging from 40 to 60 sq.m. The apartment is in very good condition and privately owned. The largest year-on-year growth - by 115% - was recorded in the Jablonec nad Nisou area. There is a high interest in residential and recreational real estate, especially in Harrachov or in the Jizera Mountains," says the manager Sreality.cz Hana Kontriš.
