6 Questions About Buying Real Estate in Germany for Cryptocurrency

Germans went with a global trend and legalized cryptocurrencies. Digital money is legal in Britain, Switzerland, Estonia and the UAE, as well as in the states of New York, California and Florida. In Germany it is possible to purchase with bitcoins and other altcoins not only virtual services like access to a game portal or subscription to an online cinema, but also something more serious. For example, real estate.

1. Do I need to pay taxes on purchases for cryptocurrency in Germany?

Yes. Cryptocurrency is equated to regular currencies (i.e. fiat money) from the point of view of taxation. When purchasing a product or service, you must pay value-added tax. At the same time, in Germany, bitcoin and other digital money do not need to pay a tax on capital outflow (unlike in the United States, for example, where it is considered property).

2. Can I get buy a real house for "non-existent" money?

Yes, you can. It is difficult for us to imagine this, since digital money is not something that you can "touch", roughly speaking. Meanwhile, we often do not cash out the money that is on our cards and accounts. Instead we buy goods and services by simply applying the card to the reader. In this sense, bitcoin or other well-known altcoins are essentially no different.

We can give another example from human history: initially, there was only natural exchange in society. Over time, an alternative was needed, as it is simply inconvenient to carry everything that you have on your farm. So there was gold. Later, people realized that gold and silver money is also inconvenient to carry around all the time. Humanity has switched to various paper currencies, bonds, and other means. Now, in philosophical terms, the same shift is gradually taking place: we are replacing paper money with electronic accounts and international digital currencies.

3. How does a real estate transaction work when paying with cryptocurrency?

Basically, the same as a regular transaction. Digital money is transferred to the seller's account through a system of smart contracts that are recognized as valid in the EU. The transaction is registered with a notary, and the change of ownership is recorded in the unified real estate register of Germany. Which, by the way, is completely closed: data from it can only be obtained by a notary and only upon a reasonable request. In this sense, Germany is considered one of the most reliable replacement airfields in the world.

4. How common is the practice of buying real estate for cryptocurrency in Germany?

So far, Germans are only gaining experience. Since the summer of 2018, we have recorded more than ten transactions.

Mostly for crypt, houses are put up for sale by convinced crypto-enthusiasts. They take the bitcoin exchange rate for the current day, and if an apartment costs €800,000, it means that today they will register 112 bitcoins (the bitcoin to Euro exchange rate at the time of writing was 14,520).

From the point of view of an ordinary German citizen, nominating the price of a house in the crypt also seems quite exotic. But the situation is changing very quickly – I think that in the next few years, bitcoin and other altcoins will take a significant market share.

5. The exchange rate of bitcoin is constantly jumping, and the owner of the property may refuse to sell it for digital money. What should I do?

Indeed, the experience of calculating cryptocurrency for real estate is relatively small. The volatility of digital money also plays an important role. Of course, it is not necessary to transfer euros specifically to cryptocurrency in order to buy a house in Germany for it. But if the savings are already stored in the crypt, you can seriously consider this option.

Recall that the first crypto-enthusiasts bought 700-800 bitcoins per dollar. Today, their long-standing minimum investment may turn in a serious acquisition. If the owner of the property does not want to sell the property for bitcoins, you will most likely need to select something else. Or exchange digital money for fiat money.

6. I have 150 bitcoins. What can I afford with this money?

Today, one bitcoin costs 14,520 euros (please note that the exchange rate changes every day). So you have 2 million euros. With this budget, you can easily buy a three-bedroom apartment in, let’s say, Munich or a commercial space. Renting out real estate in Germany brings an average of 3-6% per year, depending on the type of real estate and its location.
