Apartment Prices in the Czech Republic Increased by Almost 20%

The most expensive apartments are in Prague, and much cheaper apartments are in Ústí nad Labem.

In the second quarter of 2021, apartments in the Czech Republic rose by an average of 19.6% compared to the same period a year ago, to €3,155 per sq.m. This is the fastest rise since 2015. Meanwhile, wages also grew at a record pace, but by only 8.2% over the same period.

The study was conducted by Deloitte, based on data from the real estate portal cenovamapa.org.

Experts believe that the Czech housing market is not expected to end inflation. Interest in mortgages is growing despite the increase in rates. But it's not just about demand. The rise in the price of building materials heats up real estate prices.

  • The most expensive apartments were in the Czech capital: €4,165 per sq.m, and the most affordable ones are in Ústí nad Labem (€1,090). Moreover, in Prague, the annual growth was 19.2%.
  • Prices have increased the most over the year in Ostrava (+37.6%), in Zlín and Karlovy Vary (+32% in each). The least expensive apartments were in Liberec (+7.7%), Plzeň (+11.5%) and České Budějovice (+14.5%).
  • The most significant increase in prices is for apartments in brick houses. Such housing has risen in price by 25% year-on-year, on average to €3,180 per sq.m. Apartments in panel houses have increased in price by 22.3%, to €2,570 per sq.m. In the projects under construction, the cost of sq.m reached €3,605, which is 21.8% more than in the same period in 2020.
  • In the second quarter, 7,718 apartments were sold, the total amount of transactions amounted to €1.5 billion. The number of transactions increased by almost 25% year-on-year, and the cost increased by 45%. The most popular projects were under construction (40% of purchases). And sales in Prague accounted for 60% of the total volume of transactions.
