Experts Have Named the Most Popular Italian Cities Among Real Estate Investors

Compared to 2019, the share of investment transactions decreased by 1.4%.
The research department of the Tecnocasa Group has conducted a study on the sales of real estate that were carried out by agencies in Italy in 2020. It turned out that last year 16.5% of transactions were concluded for investment purposes. This is 1.4% less than a year earlier.
The pandemic has dampened investor interest. And, if as of 2017 the share of investment transactions reached 18%, now the corresponding indicators have returned to the level of 2015 (16.3%). At the same time, if we take into account sales only in major Italian cities, the figure increases to 24.4%. But it is still less than in 2019 (25.4%).
Most of those people who want to make money on real estate are attracted by Naples, where the share of investment transactions has reached 36.3%. Palermo and Verona come next (28-29%). In Milan, sales with the participation of investors account for 24.1% of the market, in Bologna it is 26.6%, in Florence - 25.6%, in Bari - 25.4%, in Turin - 24.7%. Rome (17.5%) and Genoa (16.2%) are significantly behind.
The portrait of the investor. The most active age group in the Italian real estate investment market is from 45 to 54 years of age (30.7%). Compared to 2019, the share of investment transactions among people over 65 years of age decreased from 15.1% to 12.8%. As a rule, these are couples or families (73.9%), and only 26.1% of investors are not married.
Popular properties. The most popular type of investment in 2020 was a two-bedroom apartment (34.4%), followed by a three-bedroom apartment (26.4%).
Mortgage. The majority of investment transactions (81.3%) are made using the buyer's own funds. And only 18.7% of customers use a bank loan. But compared to 2019, the share of mortgage transactions increased by 2.5%.
