Investment Ideas: Real Estate in Cyprus Brings 5-6 Times More than Bank Deposits

The main question for an investor is where to invest their savings. In many countries a bank deposit is considered as a good alternative to real estate, but things are much more complicated in Cyprus. Prian.info talked to the market professionals and found out which assets are best for fans of the sunny island to invest in.
Those who rent out real estate in Cyprus, provide themselves with more income than holders of accounts in local commercial banks, according to the publication of In-Cyprus. Interest on deposits is getting lower and lower. While depositors are forced to settle for rates ranging from 0.2% to 0.8% per annum, those who pay rent receive 5-6 times more.
According to the Cypriot media, 10 years ago the situation was very different. At that time, deposits were a profitable tool for increasing capital, and interest rates reached 6% per annum. But today, the banking system has excess liquidity, which has led to lower deposit rates and to lower returns consequently.
Excess liquidity of the bank
This is liquidity (cash and quick-sell assets) that exceeds the usual need for them. In other words, it is an excess of payment capabilities over monetary obligations.
For example, if you now deposit €100,000 to a bank in Cyprus at an interest rate of 0.2%, you will earn only €200 per year. 12 years ago, a deposit of the same amount allowed you to get up to €6,000 per year.

Indeed, the income from bank deposits is now 0.2% on average, and the profit from renting out residential or commercial real estate is much higher, starting from 4% to 9% per annum. The exact figure depends on the type and class of the property, as well as on the stage of construction at which it was purchased.
Example. The owner of a two-bedroom apartment of €400,000 earns about €20,000 a year on rent, i.e. 5% per annum. But you can take the same apartment at the initial stage of construction, when prices are lower, for example, for €320,000. Then the income of €20,000 will already be 6.5% per annum. And if you rent out the same apartments not for a year, but for daily rent, their profitability will increase by another 3-4% per annum. According to Anastasia Petrenko, the most popular apartments among tenants are one- and two-bedroom ones within walking distance from the sea and in areas with developed infrastructure. Then there are big families or groups of people, who prefer three-bedroom apartments and penthouses for a short period of time.
Anastasia Petrenko: "There are more one- and two-bedroom Apartments on the market. For renting out with the aim of generating income from 5% per annum, we recommend buying them, - the expert advises. - as for private houses, their profitability will depend on the class and value of the property. And please note: cottages and villas are popular with tenants mainly in the summer and only sometimes-during the new year holidays. The yield from renting out such an object is 4-5% per annum."

Today, apartments in attractive (in terms of construction quality, distance to the sea, availability of infrastructure) compounds are sold out at the construction stage. I recommend investors to pay more attention to such locations as Germasogeia, Columbia and the tourist part of Agios Tychonas. The demand for rental housing here exceeds the supply. It is almost impossible for a tenant to find a suitable apartment in the main financial center of Cyprus. In the rental market, you can either find apartments at a very inflated price, or in old houses, or far from the beach and without decent infrastructure."
