House and apartment prices in the third quarter of 2022 increased by only 0.8% year-on-year.
Mexico's housing market remains weak. The nationwide house price index (adjusted for inflation) grew by 0.8% year-on-year in the third quarter of 2022, compared with an increase of 2.73% year-on-year in the second quarter of 2021. In the third quarter, prices rose by 1.04%.
For almost a decade, the housing market has hardly changed. In 2009, housing prices in Mexico increased by 0.77% (adjusted for inflation), they decreased by 0.59% in 2010, +2.37% in 2011, -1.15% in 2012, +0.39% in 2013, and +0.84% in 2014. The housing market has gradually improved in recent years, with real house prices rising by an average of 2.75% per year from 2016 to 2021.
Supply and demand. According to Hector Romero of the agency Peters & Romero Bienes Raices and Andres Vizcaino of KW Pedregal Keller Williams, many residents of Mexico City are selling their homes and moving to remote areas in other countries, amid the ongoing pandemic and the worsening economic and political situation. That leads to an increase in supply, which reduces housing prices.
Economy. According to the national statistical agency INEGI, Mexico's economy grew by 4.3% in the third quarter of 2022 compared to a year earlier, indicating an acceleration in growth compared to the same period last year by 2.4% in the second quarter of 2022, 1.8% in the first quarter of 2022 and 1.1% in the fourth quarter of 2021. The growth was mainly driven by the commodity sector, despite the ongoing aggressive monetary policy tightening cycle.
According to the International Monetary Fund (IMF), the economy is expected to grow by a modest 2.1% this year after growing by 4.8% in 2021 and shrinking sharply by 8.2% in 2020.
