Real Estate Market in Tbilisi Has Reached New Highs

The number of housing transactions in Tbilisi increased by 33.7%, and sales prices increased by 27.6% year–on-year to $1,040 per sq.m.
According to TBC Capital Bank, the number of housing transactions in October 2022 in Tbilisi increased by 33.7%, and sales prices increased by 27.6% year-on-year to $1,040 per sq.m. Every month, the number of transactions increased by 7%, and sales prices increased by 7.2%.
Rent. As expected, the impact of the second wave of migration on rents was reflected in the data for October. The requested rent broke its record, reaching the highest mark. Compared to September 2022, the growth was 24.9%, and compared to the same period in 2021, the indicator increased by 120%.
As rental prices rose faster than sale prices, rental yields increased to 13% in October 2022. This is 1.8 percentage points more every month and 5.5 percentage points higher on an annual basis.
Types of housing. In October 2022, 784 new apartments were sold in Tbilisi, which is 27.7% more than in the same period last year. Older apartments showed even higher growth year-on-year, exceeding the 2021 figure by 35.3%. Interestingly, every month, sales of new residential properties increased by 18.3%, and old apartments only by 4.6%, which indicates that demand for new properties increased more.
Districts. In October 2022, the number of transactions was higher compared to October 2021 in all districts except Mtatsminda (-9%). Chugureti (+78%), Krtsanisi (+59%), and Isani (+58%) were among the TOP 3 districts with the highest annual growth in transactions.
Saburtalo (19%) still ranks first in the total volume of residential real estate transactions, followed by Didi Digomi (17% of the total), while Krtsanisi, Chugureti, and Mtatsminda remain at the end of the list, accounting for about 7% of the total volume of transactions.
Sales prices surpassed 2021 in all districts, and year-on-year growth rates reached double digits. The most significant year-on-year increase in sales prices was observed in Mtatsminda (+38%), Saburtalo (+35%), and Nadzaladevi (+23%).
In October 2022, rental yields were unprecedented in most areas, the top three included: Didi Digomi (18.9%), Gldani (16.3%), and Samgori (16%).
