Petra Sea Resort – a new grand complex on the Black Sea coast offering a rare opportunity for investors to increase their capital by 150%

Tsikhisdziri is a beautiful place by the sea, 15 kilometers eastwards from Batumi. It's close to Petra Fortress and the residence of the Georgian Patriarch. The Petra Sea Resort is being built here, right on the front line of a private beach.

Tourists often describe Tsikhisdziri as the most scenic spot by the sea in all of Adjara. The mountains in Tsikhisdziri are close to the beaches. The area is full of greenery, with banana groves, eucalyptus, and pine forests. 

In Soviet times, Tsikhisdziri was developed as a wellness resort, dotted with sanatoria and rest homes. Now, the Petra Sea Resort, covering 20 hectares, is under construction here, promising to turn a new page in the village's history upon completion.

Developer

Mirian Katamadze and Georgi Svanidze started the Petra Sea Resort in 2022. They have implemented numerous development projects in the resort regions of Georgia and in Tbilisi, significantly contributing to the country's economic and tourism indicators.

Project

The resort consists of 42 buildings with comprehensive infrastructure: chain hotels and branded residences, open and covered swimming pools, spa and fitness centers, restaurants, a casino, an artificial lake, recreational areas, a well-maintained private beach, and a yacht marina.

Developers will build on just 30% of the 20-hectare area, reserving the remaining 70% for infrastructure and recreational zones. Petra Sea Resort will be the greenest and most eco-friendly resort in Georgia.

«Barnabishvili, Gurgendidze Architects», the country’s leading designers, created the master plan. They have developed many iconic complexes, including the New Gudauri ski resort.

The central building of Petra Sea Resort will feature a chain five-star hotel with 150 rooms. The twin towers and the 54-story, tallest building at the resort will house over 1500 branded residences.

David Gogichaishvili, another star of Georgian architecture who built the famous Batumi skyscraper with the observation wheel, is working on the concept of these buildings.

Management

The developer has signed a contract with Valor Hospitality, an international management company. Based in Atlanta, USA, they will manage the resort and ensure five-star hotel services. This will lead to high profitability for investors. Valor Hospitality manages over 90 hotels and resorts in various regions, including North and South America, Europe, Africa, the Middle East, the CIS, and Southeast Asia.

Construction

The project is large: it is a 20-hectare area with over 40 buildings and extensive infrastructure. Construction has started and will continue for seven years.

The first phase includes building the Triplet Towers – three 30-story buildings with hotel-type investment apartments. The first block will be ready for use in the second quarter of 2026.

Real Estate

The Triplet Towers will house 2800 residences, connected by a well-thought-out infrastructure. Guests will have access to pools, cafes and bars, a children's entertainment center, a supermarket, a gym, saunas, and parking.

Designers have focused on energy efficiency in the buildings to help residents reduce their maintenance costs by 30-40%. A notable architectural feature of the towers is the green facade.
