What has happened
The French Federation of Real Estate Agents (FNAIM) has published a report on the market situation for February 2024.
Sales
According to FNAIM, 2023 ended with a record drop in sales (-22%, to approximately 865,000 transactions) and a decrease in prices, especially in densely populated areas.
The market is now more favorable to buyers, and it is very slow. The increases of interest rates over the past two years have not yet led to significant price reductions. The encouraging signs resumption of lending by banks and stabilization of rates in the end of 2023 seem to be not enough to revive the sector.
The sales are expected to fall again in 2024 (by around -10%), and price declines are predicted to accelerate and bring the buying activity back.
Prices
As is usually the case, the decline in sales volumes is followed by a decline in prices, which has already been observed since the beginning of 2023. After rising sharply before and after the pandemic (except for Paris), the prices have reversed and are now showing a slight decline.
The price declines were observed in most areas of France, except for tourist areas (seaside and ski resorts), where they are still remaining rather stable. Paris (-5.6% per year) and its outskirts (-3.7%) have suffered the most.
Other major cities have seen significant year-on-year price declines: Lyon (-6.1%), Nantes (-7.1%), Bordeaux (-4.9%), except Nice, which is still resisting the downward trend (+2 ,1%).
In general, the market falls are observed the most in areas with the highest property prices because buyers are more sensitive to lending rates there.
Most French departments have seen price declines, with the exception of Corsica and the Mediterranean coast.
