Knight Frank has introduced a new Prime Global Rental Index, which tracks the rent changes for luxury housing in ten well-known world business centers.
In 2021, the increase in rental rates was as follows:

The average annual rental growth was 11.9% – the highest since 2010.
Reasons. The main incentive for such a take-off is the covid restrictions removal and the return of people to the cities. Salaried employees, international students, and corporate tenants are again interested in housing for rent. Huge indicators in New York and London are the desire of the rental market to compensate for the decline and return to pre-crisis levels.
Several other factors also affect the market. At the height of the pandemic, many homeowners who had previously rented out their properties sold them due to falling demand. Because of this, the increase in demand has now faced a supply shortage. During the same period, digital nomads sold their own homes and left for warmer countries, and now they are looking for housing for rent.
Forecast. Rents are already returning to pre-pandemic levels, economic growth is slowing, and the labor market is weakening. For this reason, experts expect that the rental rate growth in the luxury housing segment will slow down sharply during the rest of 2022.
