According to the official statistics agency Monstat, in the first quarter of 2021, the average cost of new housing per square meter in Montenegro was €1,220. This is 29.7% more than in the first quarter of 2020 and 21.1% more than in the fourth quarter of 2020.
The average cost per square meter in new buildings in Podgorica was €1,200, in the coastal region - €1,380, in the central region - €700, and in the northern region - €850.
Accordint to the Bank of Greece, apartment prices in the country rose by an average of 3.2% in the first quarter of 2021 compared to the same period last year. The central bank said in its quarterly report that the average annual growth rate was 4.3% in 2020, compared with an increase of 7.2% in 2019, The National Herald reported.
In the first quarter of 2021, prices for new apartments increased by 2.9% year-on-year, for old apartments (older than five years) - by 3.4%. In 2020, new apartments rose by 4.7% against 7.7% in 2019, old apartments - by 4.0% and 6.9%, respectively.
If we look at the regions, in the first quarter of 2021, the most annual increase in the cost of apartments was in Athens (+5.4%) and Thessaloniki (+3.7%).
According to information from the Czech News Agency, at the end of the first quarter of 2021, the average cost of old apartments in the Czech Republic increased by 22.5% year-on-year. At the moment, the average price per square meter is €3,160, according to Radio Prague International.
The rates are the highest in Prague - €4,090 per square meter. Meanwhile, rent in the capital city is getting cheaper. The most affordable options can be found in the area of Usti nad Labem, where the price is about €1,015 per square meter.
