Real estate sales in France in the first three months of this year decreased by 17% compared to the same period in 2021, according to the real estate network Orpi. Nevertheless, the number of transactions is still higher than in the same period of 2018, and only slightly lower than in 2019 - the first year when more than one million sales were registered in France.
The comparatively lower sales rates at the beginning of this year are probably due to the fact that 2021 was a record year for the number of real estate transactions. The coronavirus pandemic in 2020 created pent-up demand and postponed many projects, which increased the number of sales in 2021.
A slowdown in sales may lead to a final alignment or decline in real estate prices. Since the beginning of the pandemic, prices for private hosing in France have increased by 12.7% (+6.4% last year), as demand for additional space has increased after periods of self-isolation. Apartment prices have risen by 7.2% (+3.2% last year) over the same period.
Over the past year, real estate prices have increased almost everywhere in France. For example, real estate put up for sale by Orpi has risen in price over the year by 20% in Vannes (Brittany), by 23% in Toulon (Provence-Alpes-Côte d'Azur), by 22% in Nantes (Pays de la Loire), by 21% in Montpellier (Occitanie) and by 20% in Perpignan (Occitania).
According to a recent study by the real estate group Se Loger, in two years the number of properties (houses and apartments) for sale in France has decreased by 22%.
